  • Government plan to “tax real estate resales at 80%” sparks 5ch reactions: “They’re freaking out more than I expected”

A post reporting a government policy to “impose an 80 percent tax on real estate resales” became a hot topic on 5ch. Early in the thread, posters pointed out that the tax would only apply to short-term gains (roughly under 5 years of ownership) and wouldn’t affect ordinary homeowners who live in their property for 5+ years — a point many replies agreed with. Opinions were divided, however, over how to treat real estate businesses that renovate and resell properties, or people forced into early sales due to circumstances like divorce, and some questioned what the point of the tax even was.

I wonder what happens to the investment condos already built and marketed to Chinese buyers
Those condos crammed onto tiny plots of land in Tokyo — guess they'll just have to tear them down?

Background and key points of this discussion

Under Japan’s current tax system, the tax rate on capital gains from selling real estate already varies by holding period: roughly 39% for “short-term capital gains” (property held 5 years or less) and roughly 20% for “long-term capital gains” (held over 5 years). Whether the “80% tax” discussed in the thread represents a strengthening of this existing framework or an entirely new regulation can’t be confirmed from the posts themselves, and the text alone doesn’t verify that the government has actually announced such a policy. For that reason, the headline frames it as a reported “government policy” rather than a confirmed fact. Thread opinion split over whether short-term resales for investment purposes should be treated the same as sales by renovate-and-resell businesses or sales driven by personal circumstances like divorce, with some speculating that corporations and individuals might be treated differently — though this too remains unconfirmed. One point readers could easily misread: the tax increase being discussed targets profits from short-term resale specifically, not “real estate investors” as a whole.

  • Tower-condo deliveries: parking shortage makes it ‘impossible to work’ — 5ch says ‘just drop it at the lobby’

According to a report by the Asahi Shimbun, delivery trucks in the tower-condo district of Toyosu, Koto Ward, Tokyo, are being forced to park illegally on the street, and Yosuke Ide (33), representative of YUM JAM LLC, which handles deliveries for a major online retailer, describes the dire situation as making “it impossible to work.” A single delivery run to a tower condo can involve roughly 100 packages, and the chronic parking shortage has become a persistent problem. On 5ch’s News Express+ board, suggestions for streamlining deliveries — like “just stop at the entrance” or “switch to leave-at-the-door delivery” — came one after another, while harsher voices toward residents also emerged, arguing that “if you chose to live somewhere so inconvenient, the burden on delivery drivers is just something you have to accept.” Opinions were split over how much responsibility should fall on the condo management versus the residents themselves.

Late July, in the Toyosu area of Koto Ward, Tokyo. Along the roadside lined with tower condos, light cargo vans and delivery trucks were parked bumper to bumper.

“There’s just so little space to park a car in the city center — it makes it impossible to work.”

So laments Yosuke Ide (33), representative member of YUM JAM LLC, which is contracted by a major online retailer to handle deliveries from a logistics warehouse to individual homes around the Toyosu area.

Just going by impression, but if you can handle a huge batch of deliveries from one parking spot instead of moving the illegally-parked car for every single house, wouldn't condos be more efficient overall (even accounting for the illegal parking)? At least at a condo you're not exposed to rain and wind on bad-weather days, and I'd have assumed delivering 100 packages to one condo building is easier than delivering 100 to scattered individual houses. Am I wrong?

    Re: #170
Now that you mention it, that's true.

But I think there are aspects that aren't as easy as the "all in one place = convenient" image suggests:
    – The parcel locker exists but is already full and unusable
    – For big items you still end up going back and forth between the truck and a high floor
    – Long waits for the entrance gate and elevator

I'd like to believe it's not literally ringing the video intercom at every single door, though
    280AnonymousSep 10, 2026 09:34
    Re: #170
Efficiency improves from bundling 100 deliveries together, but the parking time bundles up too — what used to slide by as a casual 5-10 minute stop per house now turns into over an hour of parking, and you can't fudge that anymore. That's basically the story

    Re: #209
It'd be great if they also made loading/unloading parking mandatory on top of that.
And if these "next-gen tower condos" also have flood countermeasures built in, that'd be reassuring too

Background and key points of this discussion

The tower-condo delivery problem has been flagged before: back in 2018, Mitsui Fudosan and others announced an in-building delivery service letting couriers talk through the unit intercom via smartphone, but adoption has remained limited. In the 5ch discussion, two views coexist — delivery drivers arguing that a single tower condo where everything can be dropped off at once is, in principle, more efficient, versus the counterargument that the lack of parking actually makes it less efficient. This shows that a high unit count doesn’t automatically translate into greater efficiency. The debate over the “stop at the concierge” proposal also reflects a deeper clash of values: whether priority should go to minimizing the residents’ effort in retrieving packages, or the delivery driver’s effort in carrying packages to every unit. The article mentions that “authorities are also weighing countermeasures,” but concrete policy steps — such as mandating dedicated parking — have yet to materialize, and it’s easy to overlook that, for now, the response is still left up to individual buildings and delivery companies to work out on their own.

A thread titled “Are you guys buying the iPhone 18?” went up on 5ch’s “Morning Coffee” board, and it quickly filled with reactions to the pricing of the iPhone 18 lineup and the rumored foldable “iPhone Duo.” Posters piled on about the jump from 256GB to 512GB alone tacking on 35,000 yen, and about the top model costing as much as three of the cheapest iPhones combined. Once it's a battery pack, other makers will put out compatible ones, so it's not an issue.
Even now you can get compatible batteries for about 2,000 yen, so swapping it yourself keeps costs down.
That said, trade-ins and buybacks will likely refuse it, so it's more for people who plan to run the phone into the ground rather than resell it.

Background and Key Points of This Discussion

iPhone pricing in Japan has kept climbing in recent years against the backdrop of a weak yen, and the thread includes comments noting that “there have already been two price hikes since the 17.” The claim that bumping storage up just one tier adds 35,000 yen reflects a real sense that the higher up the lineup you go, the steeper the increases get. Under an EU battery regulation that took effect in 2023, mobile devices are required to be designed so users can replace the battery themselves, with the mandate expected to fully kick in around 2027. The thread’s prediction that “removable-battery phones will become more common” seems to be riding on this trend, though posters couldn’t confirm when or with which model Apple might comply. The foldable’s name, “Duo,” also evoked the 1990s laptop the “PowerBook Duo” for posters old enough to remember classic Apple gear.

  • Over 50% of Men Under 30 Have ‘Zero Dating Experience’ — 5ch Fires Back: ‘Normal Guys Date and Marry Just Fine’

Marriage researcher Kazuhisa Arakawa, writing for Toyo Keizai Online, presented data showing that more than half of men under 30 have zero romantic experience, and explored why young people are “canceling” not just marriage, but romance itself. When the article was reposted to 5ch’s News Express+ board, it drew a wide range of responses — skepticism about the statistics, pushback along the lines of “normal guys who go to college and get jobs date and marry just fine,” and personal anecdotes touching on how hard it is to confess your feelings and the financial risks of divorce. Since romantic experience varies so much from person to person, the thread ended up dominated by posters pointing out the gap between the statistics and their own lived experience.

Confessing out of nowhere in real life just makes you a boundary-ignoring weirdo.
When an average person copies the moves of some high-spec hot guy or beautiful heroine from a romcom manga, of course they get treated like a boundary-ignoring weirdo in real life — that's fiction, not reality.

Normally, before confessing, you invite her to a private one-on-one meal or outing first, to feel out whether there's any interest.
If she keeps turning you down — even with a smile, even citing 'bad timing' — that means there's no interest.

If there IS interest, even when she says 'not that day,' she'll come back with 'but how about this day?' and name a specific date herself so she doesn't lose the chance.

A real-life confession is something you only attempt after you've built up a relationship of going to private one-on-one meals or outings together several times.

Background and Key Points of This Discussion

Worth keeping in mind as context: Kazuhisa Arakawa is a marriage/singles researcher who has been consistently putting out commentary on this exact theme. The rise in the rate of zero romantic experience has itself been flagged periodically in official statistics too, such as the government’s Basic Survey on Birth Trends, and this Toyo Keizai piece appears to be part of that ongoing narrative. Where the thread split was between posters who blame the lack of experience on “young people’s own passivity” and those who point to “environmental factors, like the difficulty of confessing feelings or shifting expectations from women.” Several posts also raised worries about asset division and severance pay in divorce — a point that isn’t obvious from the original article alone, showing how the conversation about avoiding romance runs straight into wariness about marriage itself. What exactly “zero romantic experience” means in the statistics was never pinned down in the thread, and that ambiguity may be part of what’s driving the gap between the numbers and people’s gut sense of reality.

Ninomiya's the most successful of all the ex-Johnny's talents, so yeah, that tracks

Background and Key Points of the Discussion

After Arashi went on hiatus, Kazunari Ninomiya left the Johnny’s agency (now STARTO Entertainment) and founded his own personal agency, Office Nino. Since revelations of sexual abuse committed by the agency’s founder against talent under its roof came to light, a wave of former Johnny’s-affiliated performers has moved to set up independent agencies, and Ryusei Ryo’s reported move is seen as part of that broader trend. On the forum, opinions split over whether Ryusei chose to leave Ken-On — where he’d spent 16 years — on his own initiative, or whether the agency pushed him out. Ken-On is known as a major agency, so a departure from it is unusual in itself, which fueled the speculation. It’s also worth noting, since it’s easy to misread, that this development does not signal an Arashi reunion or revived unit activity — it’s strictly about a move to, or partnership with, a personal agency.

*This article is compiled and summarized from the 5channel (Entertainment/Sports News+) thread “[Arashi] Kazunari Ninomiya’s Personal Agency ‘Office Nino’ to Suddenly Welcome Ryusei Ryo — The Deep Bond Forged on the VIVANT Set [Ailuropoda melanoleuca★]“.

  • Bystander who broke arm colliding with officer during Abe shooting: Nara Prefecture settles for ¥39 million — 5ch: “That amount is insane”

Renewed attention has focused on the July 2022 shooting assassination of former Prime Minister Shinzo Abe, after it emerged that a Nara Prefectural Police officer on security duty ran forward immediately after the gunshots and collided with a bystander at the scene, knocking them down and breaking their right hand. On the 9th, Nara Prefecture announced it would pay roughly ¥39 million in damages to the victim and settle the matter, and said it would submit a supplementary budget bill covering the payout to the September regular prefectural assembly session. On 5ch, comments poured in saying things like “That’s a crazy amount for just a broken bone” and “Sounds like there might be lasting aftereffects,” sparking debate over whether the payout is reasonable and how compensation claims against the state and local governments actually work.

On the 9th, Nara Prefecture announced it would pay approximately ¥39 million in damages and reach a settlement with the victim, after a prefectural police officer collided with and injured a bystander during the shooting of former Prime Minister Shinzo Abe. A supplementary budget bill including the compensation will be submitted to the September regular prefectural assembly session.

The incident occurred around 11:30 a.m. on July 8, 2022, in front of Yamato-Saidaiji Station on the Kintetsu line in Nara City, where former Prime Minister Abe (then 67) was shot and killed.

According to the prefectural police’s security division, the officer on guard duty at the scene ran out immediately after the shots were fired and struck a bystander on the sidewalk, knocking them down. The bystander suffered a serious injury — a broken right hand — and the contents of their bag were also damaged.

    961AnonymousSep 10, 2026 03:01
¥39 million? Honestly, isn't that way too little?🥺

Background and key points of this story

The compensation to the bystander is based on Japan’s State Redress Act, under which Nara Prefecture bears responsibility for damages caused by the actions of an officer on security duty. As for whether the amount is appropriate, it likely factors in more than just treatment costs for a simple fracture — things like lasting disability, pain-and-suffering damages, and lost income — which can make it look far removed from what people typically expect for a broken bone. In the thread, many speculated about the reasoning behind the payout, with comments like “That’s way too much for just a broken bone” and “Maybe there are lasting aftereffects,” while unverified rumors also spread about the identity of a person caught on camera at the scene. It’s worth noting that this announcement concerns compensation to the bystander injured in contact with the officer, and is a separate administrative matter from uncovering the truth of the assassination itself or the progress of the investigation.

Premium hikes for next year are already a done deal.
My insurer jacked up my rate even before my policy renewed, and other big names — the "some Marine," "some Fire," "some Adult"-type insurers (nicknames poking fun at major companies like Tokio Marine and similar) — have reportedly announced hikes regardless of the flooding.
It's not just labor costs either — as cars get more advanced, repair parts get absurdly expensive, so premiums would keep climbing even without any heavy rain at all.

Hmm, I get that for a road you're seeing for the first time, but
if it's your own neighborhood, you'd think you'd know.

Background and key points of this discussion

Nagoya City’s “Nagoya Central Rainwater Retention Basin,” targeted for completion by the end of fiscal year 2028, is planned as a tunnel running 50 meters underground from near Nagoya Castle, designed to nearly eliminate above-floor flooding even in rainfall equivalent to the Tokai Flood (97mm per hour) — but the section that discharges into the Nakagawa Canal is still under construction and wasn’t ready in time for this event. On the thread, while some voices flatly dismiss driving into flooded underpasses as reckless, others point out that how easily you can spot the danger depends on whether it’s a road you know from daily life or one you’re seeing for the first time, making this harder to reduce to simple self-responsibility. It’s also easy to overlook that heavy rain warnings can leap straight from level 3 to a much higher level without passing through the steps in between, meaning visual judgment alone may not keep up. As for car insurance, some point out that premiums keep climbing regardless of flood damage levels, driven by rising parts costs, so it would be premature to pin future premium hikes solely on this incident’s vehicle count.

  • Games Writer Kawamura Narihiro: “Nintendo Direct Leaves Fans Hanging Again by Withholding Its Biggest Blockbusters”

Yahoo! News gaming contributor Kawamura Narihiro has published a piece on Nintendo’s latest Direct presentation. While praising the strong lineup of announcements — including Portopia Serial Murder Case and Metroid — he called the absence of any brand-new entries in massive franchises like Mario or Super Smash Bros. a letdown. On 5ch’s hardware/industry board, this take drew attention because users pointed out Kawamura hadn’t published a similar reaction piece for Sony’s concurrent State of Play, prompting accusations that he only shows enthusiasm for Nintendo. Others pushed back on the “letdown” framing, noting that the newly revealed Kirby title trended worldwide.

    Expert commentary

Titles like Portopia Serial Murder Case and Metroid genuinely surprised even me, and the lineup was varied enough to reach both core and casual players. With X’s trending topics flooded with “Nintendo Direct” and related keywords (titles), it seems plenty of people came away satisfied.

That said, if you were hoping for brand-new entries in the franchises that represent Nintendo’s public face — like Mario or Smash Bros. — this may well have felt like a letdown. Stock markets and business media, which favor short-term results and predictable strategy, could judge this harshly. That’s arguably the price of carrying such massive franchises: expectations are always sky-high.

Well sure — unlike Smash Bros., which died after Nintendo fanboys hyped it into the ground, Kirby's getting back-to-back releases with Air Riders too.

    Background and points of contention

Kawamura Narihiro is a contributor to Yahoo! News’s “Expert” program, a writer who regularly covers gaming industry topics. Expert articles are published as the individual writer’s personal opinion, and operational details — like whether comments are enabled — are largely invisible to readers; in this thread too, whether it was his own decision remained pure speculation. The real point of contention wasn’t the Direct’s content itself, but the comparison to the fact that Kawamura hadn’t published a similar piece about Sony’s “State of Play,” with opinions split between reading this as “using Nintendo as his only target for criticism” versus “there simply wasn’t anything to write about.” Some posts also cited the previous day’s stock price change, but that’s purely one poster’s own interpretation — the article itself doesn’t actually analyze the stock market’s reaction, a distinction readers could easily conflate.

Even Persona 4 and 6, which people said would 'never come,' are coming now — PlayStation's role just keeps shrinking.
Sure there's stuff like frame rate differences, but how much of that gorgeous fidelity PlayStation keeps chasing do players even want?
Strong first-party IP, good sales, so third parties want Switch releases too — Nintendo really is strong.
No real exclusive IP left, consumers don't care, and whatever used to be good about it is gone — PlayStation's role ends with the PS5. Thanks for your service ✨.

I said the same thing to Xbox (箱) over and over: 【Western games basically don't sell in Japan at all — the only way forward is more Japanese games】【Normal people don't care about resolution or fps — what matters is whether it's actually fun to play】

Up until now, Nintendo hardware wasn't powerful enough to run the latest third-party titles, so PlayStation sold itself on that difference — but this is the first generation where the latest titles are going multiplatform, and at this rate PlayStation's really going to get eaten alive by the Switch 2

    barrier's done too
    47AnonymousSep 10, 2026 05:51
It's the strongest JRPG in Japan right now
In terms of domestic PS5 hardware sales, this recent break from PlayStation exclusivity might be the most painful hit — I think it was pulling a lot of weight
The fact that 6 is confirmed too is rough
There's a rift between Persona 3 fans and 4/5 fans though
    53AnonymousSep 10, 2026 06:00
    Re: #47
Not sure if it's the strongest domestically (sales are mostly global anyway, and it's most popular in China)
but it's definitely a bigger blow than Final Fantasy leaving

    Re: #47
    Except for Pokémon, that is
    55AnonymousSep 10, 2026 06:03
More than whether it sells or not, it's that they chipped away at the other side's main third-party lineup (well, third-party lol)
Having a title everyone kept saying 'it'll never come, it'll never come, snub snub' (ハブる, to exclude/ostracize) get knocked down like that is a heavy blow
    58AnonymousSep 10, 2026 06:07
    Re: #55
If it doesn't actually sell well, getting 'chipped away' doesn't matter at all — it just becomes a laughingstock flop instead
You can watch that play out tonight at 10pm with Onimusha lol
    56AnonymousSep 10, 2026 06:04
Persona 3 was originally an unpopular title that never sold especially well
On top of that, whether a Switch 2 version was even coming stayed unclear for a while after release
This time it's different because everyone already knows in advance it's coming to Switch 2

Also there's a clear divide in fans between 3 and 4/5 — a lot of people got into the series starting with 4
    59AnonymousSep 10, 2026 06:07
    Re: #56
And on top of being a late port that stayed full price, there's no DLC bundled in either
Sales-wise it's no different from Raidou (a famously niche, low-selling Atlus title)

    Re: #56
That's just talking without having actually played it (エアプ)
    64AnonymousSep 10, 2026 06:28
6's probably going to be a late port too, so don't come crying about spoiler bombs
    96AnonymousSep 10, 2026 07:50
    Re: #64
You're still going on about 'late port'?
The release date for the platform that got announced first isn't even decided yet
There'd be no point announcing it now otherwise
    way too dumb
    79AnonymousSep 10, 2026 07:14
PS5 has better specs than the Switch 2 and is cheaper, yet it gets treated like this lol
    82AnonymousSep 10, 2026 07:17
    Re: #79
Calling a giant phone you can't even carry around 'high spec' doesn't mean much if you're not an idiot, so that's that…
    85AnonymousSep 10, 2026 07:23
Still, these days the Switch 2 actually costs more than the PS5
    89AnonymousSep 10, 2026 07:26
    Re: #85
The PS4 ran a ton of amazing value deals, but that didn't exactly let it dominate the original Switch
Compared to that, the PS5 is only cheap relatively speaking — it's not actually cheap in absolute terms
    88AnonymousSep 10, 2026 07:26
The PS5's got that weirdly-shaped design that's a pain to find space for
The PS3 was chunky and kind of gross too, but the PS5's not even in the same league — what were they eating to greenlight a shape like that
    91AnonymousSep 10, 2026 07:27
    Re: #88
If the PS5 had at least matched PS4-era standards in either size or design — even just one of the two —
honestly I think it would be selling a lot better (talking domestically)

Background and Key Points of the Discussion

The Persona series has long had close ties to PlayStation, but the Switch 2 version of the much-discussed “Persona 3 Reload” arrived as a delayed port released well after launch, and reportedly struggled commercially. In the thread, this precedent fueled comments arguing that “delayed ports don’t sell,” countered by others pointing out that “this time multiplatform release was planned from the start, so the situation is different” — opinions were split. It was also noted that, at current domestic prices, the Switch 2 is in some cases more expensive than the PS5, a reversal of the earlier price gap between the PS4 and the original Switch. Some also pointed out that the series lineup was overhauled starting with Persona 3, creating a divide between the fanbases of 3 and of 4/5. Note that some posts in the thread contained remarks mocking individual posters, so those replies have been excluded from this article.

  • Apple Unveils First Foldable iPhone, the “iPhone Duo” — Starting at ¥364,800; 5ch: “Expensive, sure, but…”

On September 9 (U.S. time), Apple unveiled the “iPhone Duo,” its first foldable iPhone, which opens up to a 7.6-inch display. It was revealed alongside the “iPhone 18 Pro” and “iPhone 18 Pro Max,” with pricing starting at ¥364,800 for the 256GB model and reaching ¥574,800 for the top 2TB model. Pre-orders begin October 16, with release set for October 23. On 5ch’s News Express+ board, discussion swirled around the steep price, the 254g weight, comparisons to rival foldables, and whether the hassle of opening/closing the device is worth it.

On September 9 U.S. time, Apple announced the “iPhone Duo,” the company’s first foldable iPhone. It was shown off alongside the “iPhone 18 Pro” and “iPhone 18 Pro Max” at the company’s fall keynote held in Cupertino, California.

The iPhone Duo has a compact, passport-sized design with a titanium body. According to Apple, when unfolded it’s the thinnest iPhone the company has ever made. It features a 7.6-inch inner display and a 5.4-inch outer display, and also supports the Apple Pencil.

With the iPhone Duo, Apple is entering the increasingly competitive foldable smartphone market — one where Samsung, Google, and Motorola, along with Chinese brands like Honor, OPPO, and Huawei, are already major players. Now it looks set to be Apple’s turn to shape the market’s direction and help drive its growth.

Well, even as an Apple fanboy myself, I don't want one
The whole point of a smartphone is tapping the screen the instant you pick it up — but now there's this pointless extra step of opening it with both hands first
    That's the fatal flaw
    41AnonymousSep 10, 2026 04:00
The whole point of foldable phones is that regular phone size is too small, so folding lets you also use it like a tablet
If it's still small once unfolded, you can't really use it like a tablet, can you?

    Dollar price: $1,999
    Tax-included: ¥364,800

    331,636 ÷ 1,999 = ¥165.9

Background and Key Points of Discussion

Apple’s entry into foldables comes six years after Samsung launched the original Galaxy Fold in 2019. Google, Motorola, and Chinese brands like Honor, OPPO, and Huawei are already competing on both price and weight, and at ¥364,800 (256GB), the iPhone Duo sits at the high end of the domestic foldable market. In the thread, posts like #97 pointed out the crude exchange-rate math behind “$1,999 = ¥364,800,” with some speculating the price factors in an anticipated weaker yen. At 254g, the weight is roughly in line with existing devices like the Galaxy Fold, and most replies focused on whether the price is justified, alongside usability gripes like the hassle of opening/closing the phone and how the inner camera is handled. There were also mentions of payment plans like the 36-installment option, though the actual sales terms go beyond what the source article covers and would need separate confirmation.
