Rental Apartment Dealbreakers Spark Debate: 5ch Users Say ‘Propane Gas and Lofts Are the Real Killers — Utility Bills Skyrocket’

From our other sites

The story

A thread where 5ch users traded “conditions to avoid” when hunting for a rental apartment took off. Propane gas hookups and loft-equipped units got slammed for driving up utility bills and being a hassle to use, while ground-floor units and places near parks or schools drew complaints over security and noise. On the other hand, some posters offered concrete tips, like how even wood-frame buildings can have decent soundproofing if they’re newly built, or how a glut of warning notices posted in the elevator can tip you off to sketchy neighbors. Others pushed back, arguing it’s too simplistic to judge a wood-frame building’s soundproofing by structure alone — opinions in the thread were split.

Near a park

Ground floor has a shop in it
Park right next door
School nearby
Has a loft
Wood-frame construction
Propane gas
North-facing windows

Re: #4
Why's a loft a problem?
9AnonymousOct 3, 2026 22:38
Lofts are fine if they're the spacious kind with a window
11AnonymousOct 3, 2026 22:40
I'm 1 minute walk from the station, but it's low-key rough that opening the window puts me face to face with the platform
12AnonymousOct 3, 2026 22:40
Propane gas
Any wiring type other than fiber-optic

Why's propane gas a problem?
13AnonymousOct 3, 2026 22:43
I've got two middle/high schools like a minute's walk away and it doesn't bother me at all
16AnonymousOct 3, 2026 22:44
Low water pressure in the shower was low-key annoying too
18AnonymousOct 3, 2026 22:44
Propane and lofts are the real killers
Those two alone will make your utility bills skyrocket
20AnonymousOct 3, 2026 22:46
Re: #18
Huh, makes sense
21AnonymousOct 3, 2026 22:47
If the building's newly built, even wood-frame won't have laughably bad soundproofing
Also if the rent's above the area average, the quality of tenants goes up too, so less noise
Wood-frame is within my personal tolerance

Re: #21
If it's a family-oriented complex the kids will be a riot though
They're running around upstairs 24/7
23AnonymousOct 3, 2026 22:48
I visit all kinds of apartment buildings for work, and buildings where the elevator walls are plastered with warning notices have seriously bad vibes among residents. Stuff like 'Follow the trash disposal rules,' 'Do not use as an Airbnb,' 'We've received noise complaints from neighbors,' or 'No smoking in common areas.' If you don't want to lose the neighbor lottery, cross these buildings off your list during the viewing.

The street in front of my apartment turned out to be the school route for high school/college girls (JK/JD, Japanese slang for 女子高生/女子大生)
They're squealing away every evening, ugh 😭

Adding 'ground floor is a restaurant' too

Propane gas
Any wiring type other than fiber-optic
Ground floor is a restaurant

These are the ones I absolutely avoid
28AnonymousOct 3, 2026 22:52
If there's a kid up through roughly early elementary school age anywhere above, below, or beside you, it's game over
They're stomping around morning and night, the common areas get used as storage, and if there's a parking lot your car gets scratched up
30AnonymousOct 3, 2026 22:53
Detached-house rentals are the strongest, everything else is trash
31AnonymousOct 3, 2026 22:53
No matter how good the rental is, if the person upstairs stomps around on their heels when they walk, it's over
33AnonymousOct 3, 2026 22:55
Re: #14
Gas costs way more than city gas
42AnonymousOct 3, 2026 23:00
Rent's getting insanely expensive right now
I'm currently paying 55,000 yen but got forced out because they're tearing the building down, and now I can't even find the same conditions for 70,000

Re: #29
Depends on the property, but it's fine
if the windows face the street
and if it gets cold in winter, floor condensation can get brutal
50AnonymousOct 3, 2026 23:06
Re: #43
I get the cold-in-winter part, but condensation too…?
Though it's nice that summers stay cool enough to sleep without AC for a long stretch
58AnonymousOct 3, 2026 23:11
More than a 5-minute walk from the station
59AnonymousOct 3, 2026 23:12
Ground floor is the one to avoid most
Your balcony's totally exposed, bugs get in, and it's noisy
64AnonymousOct 3, 2026 23:15
Re: #59
Bugs aside, whether the balcony's exposed depends on the location I guess
63AnonymousOct 3, 2026 23:15
Ground floor is simply noisy from passersby talking
65AnonymousOct 3, 2026 23:16
Re: #63
Isn't that more about how the building's positioned on the lot?
79AnonymousOct 3, 2026 23:26
Real talk: zero key money (reikin, a non-refundable move-in gift to the landlord)
83AnonymousOct 3, 2026 23:27
Re: #79
I lived somewhere with 2 months' key money and every single neighbor around me was still trash, plus the management company's response was garbage too
80AnonymousOct 3, 2026 23:26
Whether it's RC, light-gauge steel, or wood-frame, soundproofing ultimately comes down to the weight and thickness of the walls
Judging soundproofing by structure type alone is kind of dumb
86AnonymousOct 3, 2026 23:28
Re: #80
This

Just pick a sturdy, heavy building and soundproofing is basically locked in
92AnonymousOct 3, 2026 23:33
Re: #80
That's not the whole story
Inside the walls and ceiling there are hollow spaces for wiring that connect to vent fans and vent openings
There are gaps
and if that construction is bad, no matter how perfect the wall itself is,
sound leaks through there
Also through the gaps in the balcony sliding door frame
85AnonymousOct 3, 2026 23:28
Re: #5
Heating doesn't reach it
Using it to sleep means dealing with annoying stairs
Ends up as basically just a storage spot
Real estate listings show the loft and ground floor combined as one square footage, so the actual ground-floor space is smaller than it looks
89AnonymousOct 3, 2026 23:30
Re: #85
Wait, they combine the square footage…? That's basically a scam 😡
96AnonymousOct 3, 2026 23:37
On the flip side, what kind of ground-floor tenant would you actually be happy about?
A coin laundry or something?
99AnonymousOct 3, 2026 23:39
Re: #96
A convenience store, if I had to pick, but honestly a property with no tenant at all is better

Background and key points of this discussion

Loft units drew particular criticism in the thread because real estate listings sometimes display floor area as the combined total of the ground floor and the loft, meaning the actual livable ground-floor space is smaller than the listed number suggests. Propane gas is supplied under a free-pricing system that varies by provider, unlike city gas, which is regulated as a public utility — making it worth checking the billing setup before signing a lease. As for the soundproofing of wood-frame buildings, the thread split between those arguing that wall thickness and weight matter more than structure type and those arguing wood-frame is structurally disadvantaged either way — no clear consensus emerged. How soundproof a given unit actually is depends heavily on factors like its age and construction quality, which aren’t something you can judge from a floor plan alone.
